We understand that real estate agents are the driving force behind FMV Auctions’s success. We believe our site can be a valuable complement to the traditional sales techniques agents use. By partnering with FMV Auctions, agents can give their properties that extra edge in today’s real estate market. Sellers and buyers have become more and more comfortable doing business over the Internet, therefore FMV Auctions can be a technology solution for agents with slower moving listings.  Ultimately, agents who utilize FMV Auctions' online bidding, can benefit from selling more properties and selling properties faster.

At FMV Auctions, we emphasize that it is NOT our goal to disrupt the real estate community; it is our goal to strengthen it by offering real estate agents and sellers an alternate form of marketing— a tool to add to their sales arsenal. Thus, every property offered for auction on FMV Auctions must be affiliated with a listing agent (no “For Sale By Owner” properties are accepted).

FMV Auctions is easy for agents to use. However, in order to carry out any selling or bidding actions on FMV Auctions, you must first register as an agent on FMV Auctions.

As a real estate agent using FMV Auctions, you can:

Auction a Property
Adding a property to FMV Auctions is FREE for agents. You and your seller will work with FMV Auctions to set up a property bid page for your client’s property. You’ll be able to tailor an auction which most benefits you (including the choice of start/end dates, specific auction terms, reserve pricing, Buy It Now! Price (if desired),  and many more features). At the end of an auction, if the property’s reserve price has not been met, the property will enter into the Post Auction process, and bidders will have an opportunity to continue to make offers to purchase the property.

Bid on a Property for a Customer or Yourself
To bid for your customer or yourself, you’ll need to be registered with FMV Auctions as the official agent for that client or yourself. Your client will then need to provide you with their User Name and Password so you can act on their behalf (with their permission!). Once you register your customer on the website, you can place additional bids at any time without having to re-enter any data – simply using the same User Name and Password.

WHY WOULD A REALTOR CONSIDER THE AUCTION METHOD OF MARKETING?

Difficult and Unique Properties. Auction is perfect for those properties which have a narrow market for buyers or need a tremendous amount of expensive media exposure that Realtors simply cannot afford to do.

Estates. These properties need to be liquidated quickly. Usually heirs may be outside of the area and do not want or cannot maintain the property for an extended period of time. Also the AS IS condition of sales in auctions provides the comfort to the heirs that there will be no haggling for repairs after the home inspections.

Relocation. This is great for individuals who need to have a quick, effortless sale with no worries about repairs. This will allow the relocating party to enter into a contract for their new home immediately with a 30 day closing expected on the sale of their home. Auction properties generally close within 30 days of the actual auction.

New Construction Close Outs. The auction method is ideal when a builder has just a few properties left at the end of a project. The builder usually has started a new project and wants to cash out of the old project as soon as possible. The AS IS sale insures no additional extras will be required insuring the builder can move on to the new project within 30 days of the auction sale.

Low Priced Properties. These properties can fall in the difficult or unique category. Many times agents take these properties into inventory to assist a previous client or in the hopes that they can resell the owners a new property. However reality tells us that agents cannot expend the usual amount of advertising resources for a low priced property because the commission, especially if shared with a cooperating agency, usually will fall far short of the expenses needed to sell the property. Auction allows the listing agent to list the property and get it sold within 30 days with almost no resources expended.
